Hi Doug,
Thank you for helping me get started in Mobile Home Communities. I had been doing SFH for about 2 years when I felt that I wasn't moving fast enough. I had heard about Mobile Home communities, but didn't know anyone who was involved, didn't know where I could get my feet wet. I was raw. On top of that, I had never done any "big" deals.
I am a physician, and I travel for my job. One of the sites I went to, has a lot of big time Oil-Gas exploration and developement. I was at a lunch with one of the safety directors, pre-planning care for the inevitable injuries that will happen. These towns are small, and there is almost zero surplus housing. I asked where all these workers were going to live. Everyone in the room laughed, and said "no one knew."
So I started my due diligence. I just started making phone calls and asking questions, since I had no mentor at this point, not knowing what I would do. I eventually looked at 3 different deals. In the middle of this part is when you spoke to our local REI. I usually cannot make these meetings becuase of my schedule, but when I saw the topic, I made time. I bought both of your courses, focusing on the Mobile Home Communities, since that was my interest, and seemed a faster way to go big. I devoured the material immediately. It was invaluable, especially to someone in my position who needed a lot of direction. I ended up closing on a Mobile Home/RV community, that was a refurbished former fully mobile home community. There were no occupants when I got it, and now there are over 50, netting me about $15K/month. Filling the spaces required me getting word out to the new community that was moving in, sine there was not many options for them.
Once word got out, there was a snowball effect. This is where all my contacts i made during due diligence paid off. It was empty for about 2 months, then WHAM, the next 2 months just about filled it.
I found this deal basicallly because I was open to other opportunities and moved forward when I smelled one. Your course and talk most importantly gave me guidance and confidence to move forward when I had the chance. It is a bit nerve racking to go blindly forward, so having a pro light my way was immensely comforting. Also very helpful was the section on how to run the community once you have it, since, again, I had never done this before.
Thank you again. This deal has definitely taking me to the next level. I am currently working on another deal, discovered the same way, for 160 acre Mobile Home Community, starting from raw land. I am now a believer.

Doug: Thanks for the great course you've put together on manufactured home investing. It's very informative and has given us excellent guidance and direction to combine structuring and handing the exit strategy for the mobile home investing business. I'm a landlord and it's been very tough to find rental houses that will cash flow.

Hello Mr. Ottersberg,
My boss today walks into my office and says "Find out what my CAP is
on these two properties." I was speechless. I said, "Find what?" He proceeded to rattle off a bunch off numbers which I wrote down. Just as I opened my mouth to ask how to do it, the boss' lawyer and bankers show up for their appointment.
I have been on this job for about a month and a half and it would have looked very bad for me to walk into his meeting with the wrong numbers. Thanks to your information, I was ready with the right numbers.
